Transforming a symbol of illegality into a legitimate living place

In Bari, in the dense urban fabric of Apulia, the transformation of a property confiscated from organized crime goes far beyond the architectural question. It is an urban, social and political act: restoring collective value to a place long removed from the community.

The Casa Chiancone project follows this logic. A former villa seized from the mafia, the building was converted into a mixed-use complex combining a craft brewery, coliving spaces, workshops and shared places, as part of a public commission from the Municipality of Bari.

DAIMON Design — Franco-Italian architects based in Grasse

DAIMON Design, a Franco-Italian architecture and engineering firm based in Grasse, supports from the French Riviera transformation projects with strong constraints in France and Italy.

Our approach combines architecture, engineering, sustainability and value enhancement strategy, with particular attention paid to complex assets: existing heritage, public projects, conversions with social and economic challenges.

Casa Chiancone illustrates this ability to transform a constrained asset into a sustainable urban opportunity, without erasing the history of the place, but by reorienting it.

A mixed-use program serving the city

The project develops 1,260 m² distributed in complementary uses:

Craft brewery — 280 m²
Production and tasting space open to the public, driver of daily activation of the site.

Coliving spaces — 280 m²
Shared housing intended for creative profiles, freelancers and temporary residents.

Workshops and services — 100 m²
Spaces dedicated to training, manual trades and local initiatives.

Courtyards and gardens — 600 m²
Filtering outdoor spaces, real thresholds between public and private sphere.

This programmatic mix allows production, housing and collective life to intersect, generating continuous activity and avoiding mono-functionality.

The challenge: repairing without denying, transforming without erasing

The challenge of the project was not technical. It was narrative and urban.

How to make a historically stigmatized place desirable?
How to make public and residential uses coexist without conflict?
How to situate the project within a sustainable, social and reproducible logic?

The answer could be neither spectacular, nor symbolic in the decorative sense.
It had to be right, legible and economically viable.

Environmental performance and sanitary quality

Performance environnementale et qualité sanitaire

The design was guided by a logic of real sustainability, validated by LEED certification:

  • Materials without toxic substances
  • Wood without glues or formaldehyde
  • Reuse of existing materials
  • Integrated solar panels
  • High-performance thermal insulation
  • Grouped and acoustically isolated technical systems

At DAIMON Design, architectural quality is never separated from thermal, sanitary and bioclimatic quality.

Result: a reproducible model of public rehabilitation

Casa Chiancone is not an isolated gesture. It is a reproducible transformation model for confiscated assets and public properties in Italy.

  • A production place become local resource
  • A stigmatized building become shared space
  • An abandoned asset become urban value

The symbol has become place.
The constraint has become lever.

Cross-border expertise serving complex projects

Based in Grasse, in the heart of the Alpes-Maritimes, DAIMON Design supports communities, investors and public actors between the French Riviera and Italy in the transformation of sensitive assets:

  • public and social projects
  • heritage rehabilitations
  • mixed-use conversions
  • sustainable real estate enhancement strategies
